Building Costs In Costa Rica

Funny that you ask about building costs in Costa Rica. Yesterday a customer came back discouraged after having spoken to an architect in Costa Rica. I had given a price of $600.00 per square meter and the architect quoted a price of $850.00 in San José and more on the coast. I immediately called a trusted builder who is a well established builder in the Municipality of Santa Cruz who constructs on the beach areas and we met at 9:00. The prices that he quoted were nearly identical to those that I had quoted.

There are some things that someone considering builoding should know. First, itis built into the law that and architect for predesign, design and supervision of construction is due a fee of 10 1/2%. I never accept this structure and have no problem letting them know of my disdain. Second, they will charge what they think they can get away with. Third, those seeking services often think they are smarter than anyone else. In a foreign country with its own culture, laws and customs cannot be rather tricky waters to navigate. To those I can only say "good luck".

We look back on our 8 years evolving as the only specialist in Costa Rica in the sales of hotels; in fact we represent approximately 85 at this moment. As serious as we are, we also look back with some amusement. We started out in 1998 as a general real estate Company with a half dozen hotels for sale like everyone else. It soon became apparent from the number of request for information about the limited hotel properties that we had that there was in fact a future in the sales of hotels. That is how it all started.

We have been so fortunate to meet so many fine people along the way. Others we are not so sure. Unfortunately, many think that we are public servants and ones to be treated like a dish rag. We get requests such as “send us 5 years audited statements” without even the courtesy of signing their names. Or What is the exact name and location of a particular hotel? This last request creates a couple of problems. First, our owners have generally asked us not to identify their hotels over the internet for fear of losing key personnel should they become aware of a pending sale. Second, there are those who simply do not want to pay a real estate commission.

Hotel customers also feel that they have become resident experts on hotels via the internet. Hotel customers also think they can contact and set up appointments with a half dozen realtors and coordinate the showings with ease. To those who think they know everything, we often suggest that you pick and choose on your first trip; upon thorough frustration we invite them to contact us for a 2-3 day orientation on their second trip.

Cost of Living in Costa Rica



Cost of Living: Imagine property taxes of less than $100.00 per year, fish of various varieties including marlin and snapper for $1.25 per pound, lettuce for $.20 a head, a whole box of tomatoes for $1.25, a monthly electric bill of $35.00 and a basic phone bill of $5.00 per month.

Costa Rica Residency



Residency: The requirement for residency for a “pensionado rentista” is to 1) have a clean police record, 2) have a minimum income of $1,000 per month that can be verified by an auditor or accountant in the U.S. and 3) present a certified birth certificate. Once you are here, you need to be here 90 consecutive days without leaving the country. You may also receive residency by depositing $60,000 in a state bank. You may become a Costa Rica citizen by various means including being married to a Costa Rica citizen for a period of two years. By the way, once you are a resident you have all the privileges of that of a Costa Rica citizen with two exceptions: (1) You cannot run for public office and (2) you cannot vote. Another alternative is to buy a hotel. An investment of $250,000 or more will qualify you for permanent residency.

Purchasing in Costa Rica

Costa Rica is literally exploding with visitors. The number of visitors to Costa Rica increased 25% in 2004 or 1,500,000 visitors. In 2005 the figures increased in the range of 18%. In fact the government is very worried that with the increase in visitors expected that the country will not have enough space in hotels to accommodate the influx; they expect a hotel deficit in 2006. The government has estimated that the country needs to build a minimum 19,000 new rooms each year to meet the demand. The recent range is in the 2,000 to 3,000 new rooms per year. Until January of 2003 there were no scheduled airlines visiting the airport in Liiberia until Delta initiated service. In 2004 Northwest, Continental, American, Iberia and other European airlines began service. In 2003 there were 85,000 visitors to the airport and in 2005 the number was in excess of 310,000.
